The Ascent is an all-suite luxury hotel. The basic room offers a kitchenette, fireplace, balcony, king size bed with a queen pull out sofa, sitting area, and a washer and dryer. Sizes of rooms range from 351 to 622 square feet and will have mountain contemporary finishes, large windows, and top of the line appliances. Hotel Ascent offers studio and one-bedroom units that sleep up to four people.

The Canyons Resort Master Association charges a 2% transfer fee on all new real estate sales in the Canyons Area. Buyer & Seller will split the fee with each paying 1% at closing.

The property will be operated by Lodging Hospitality Services (LHS), an accredited hotel management company with over 30 years’ experience in the hospitality industry. Locally, LHS manages Hotel Park City and Zermatt Resort in Midway, UT as well other properties outside the area.
If you are in the rental management program, all the maintenance and cleaning on your unit will be performed by hotel staff. As part of the RMA (Rental Management Agreement) there is an in-room reserve account associated with a portion of the rental revenue that can be used for repairs or replacement of any single item over $250.
Besides the frequent cleaning from housekeeping, there is a deep clean that takes place twice a year.
When a guest checks in, they will agree to pay for any damages they might cause to the room. If a guest disputes they are responsible, it will be at the discretion of the management company to pursue the guest or not. The in-room capital reserve account is in place for these types of issues.
The HOA management company, along with the hotel management company will work together to ensure the building and grounds are maintained to the highest of standards. Capital reserve accounts along with proper reserve studies will guide funding and expenditures for capital improvements for the project.
No. It has been decided that to preserve the integrity of all owners’ investments and due to the relationship with Hilton Worldwide, nightly rentals my only done through the onsite rental manager.

The HOA dues are $1.25 per square foot per month. The HOA dues include all utilities and are all inclusive, with the exception of the following: Mortgage or loan payments, property taxes, maintenance or repairs inside you unit and costs associated with participating in the rental program.
